NEW LISTING SELLS ON FIRST SHOWING!!!

IS IT REALLY THE CHRISTMAS SEASON WHEN REAL ESTATE SALES ARE SUPPOSED TO HAVE SLOWED DOWN?

Well it appears that somebody forgot to tell all those buyers out there looking for a new home!  This fantastic home was barely listed when it was snatched up by a waiting buyer.  The home had 4 bedrooms, 2 baths, an island kitchen with granite counter tops, wood cabinetry,  wood burning fireplace and covered patio.  So obviously it was a home that these buyers were looking for.  
Is the market really that HOT.   The answer is yes and no.  Yes the market is hot for homes that are in great neighborhoods, are in great condition and have a few of the goodies that today's home buyer's are looking for.  But that does not hold true for homes that need a little more than usual TLC.  Those properties can and most likely will sit on the market for an extended period of time and when they do sell, bring a much lower price.  The sad thing is that most homes can bring market value at this time and do so fairly quickly but won't due to several circumstances.

Which of the three might surprise you.    They are in no particular order, Condition, Clutter and Staging.  There are specific steps that I am willing to share with you, that when followed will almost guarantee a solid sale.   Most agents will tell you that a listing did not sell due to the price.  They believe that the seller set a price that the market just wasn't willing to pay.  Although that's true to a degree, it's not the seller or the agent that sets the correct price.   It's the market!   In a great market such as we have now, a great home must still be priced at what the current market reflects.  But you would be amazed at what the market will pay when the 3 items that you control are maximized to the fullest.
