How to Be a Successful Home Seller



WHAT'S HAPPENING TO HOME VALUES IN NORTHEAST TARRANT COUNTY?


Are home prices going up...Staying the same....or Declining?
The Truth is:  All Three.   

It depends largely on you, the home owner.   There are still a lot of homes on the market at this present time.  Some sell within hours of being placed on the market and have multiple offers to purchase them.  Still some set for months without selling.  

WHY?

 Start with a PLAN.
Week # 1.  Cleaning and Cosmetic Touch Ups
This means get to those areas that no one wants to do.  Showers, Tubs, Toilets, Sinks, Floors, Carpets, Baseboards, Cob Webbs etc,  No one wants to clean behind the previous owners.

Week # 2. De-clutter  This could and probably should be part of every week's to do list.  Your best friend is a Self Storage Unit.  Store it, Garage Sale it, or just give it away.  Men this MUST include the Garage and the yard.

Week # 3.  Neutralize the Room Color.  If need be get expert advice regarding your color selections.  The little princess may love pink and your little football star may love the outdoors, but most buyers would prefer a neutral wall color.   While painting consider removing all posters and personal items. And if painting is not your thing, please hire a professional.  Family photos need to be removed and stored away for the upcoming move.  Repair all nail holes and stray dings and dents.  The minute your home goes on the market, the photos your listing agent takes will be available for the whole world to see.  The agents and potential buyers will judge your home on the quality and the content of the pictures they see.  Dad this is the week to pay major attention to the landscaping, front and back.  It's almost Spring.  Now is the time to get on those weeds and update the landscaping.

Week # 4.  You're almost ready for the big grand opening.   So this week is detail week.   Display a "OUR HOME" book.   Include seasonal pictures of your home, Any warranties, Seller Dislosure Statement, Existing Survey, Copies of your last 12 months utility bills, all improvements that you have recently made and include a personal letter to the potential buyers.

Last minute reminders.   Do have soft music playing in the background and have all the lights in the home turned on for each showing. Being present during showings is a no no and  lighting candles or burning incense is a turn off to most buyers.  Potential buyers are suspicious of what odors the families may be trying to cover up.   Remove old partially burned wood from fireplaces.  Toys need to be stored away or kept at a minimum.   Pets need to be removed for all showings if at all possible.  Make your showings by appointment only so you have time to do a last minute check of your home prior to showing appointment.
