What in the world is going on!
John and his wife Mary (not their real names), came to me several months ago, excited about buying a new home. They had their typical wants and wishes list with nothing really out of the ordinary. The only exception was they really wanted an in-ground swimming pool. NO PROBLEM! Researching the MLS, it didn't take long until I found the home of their dreams. PROBLEM! So did 30 other agents with buyers who wanted exactly the same thing. Over and Over again I heard the most dreaded words in all of real estate, " We're in a Multiple Offer Situation. Bring your highest and best offer by 5 P.M tomorrow afternoon." The price range of the homes varied from $ 200,000 to $ 250,000. On house number two and after doing a very thorough market evaluation John and Mary decided to offer full price plus an additional $ 5,000. WOW! We submitted our offer confident that we were on our way to closing on the home of their dreams. Not so fast there Mr. Super Realtor. Early the next morning we were informed that the sellers had selected another offer. Say WHAT!
The first time was a little disappointing but this time was absolutely devastating. Third time is the charm, so the next time we found the perfect home and heard we were in a multiple offer situation, we upped the ante and offered $ 10,000 above list price. Again experiencing the same rejection. Twice we came in at $ 10,000 above list price and came away short of having the winning offer. The last straw was being rejected at $ 16,000 above full list price. Frustrated to no end, I began an intense search for answers. Answers that would make future offers as appealing as possible. What I found out was nothing short of amazing.
The results of our next offer was incredible. We structured the offer differently and this time we had our best offer accepted. We did three things different and it made all the difference in the world. The sellers and the buyers were happy and we will not have appraisal issues. It works so well.
