HOUSING INVENTORIES IN THE DFW AREA HIT HISTORIC LOWS!

Want to buy a new home?   It would seem to be a fairly simple thing to do.  Home Mortgage interest rates are at record lows and homes are still very affordable. I just received an email from one of our professional lender's stating that Home Loan Interest rates have just dropped into the 3's.  See her statement below.  
If you know of anyone that is thinking of selling or buying a home now or just after the first of the year, please have them call me at 817-975-6607 or shoot me a quick text.   The Inventory of homes are at all time lows and this will mean a harvesting of more homes by buyer's wanting to capitalize on these low interest rates.   This is an absolute bonanza for home sellers wanting to maximize the Return on their investment as well.   Please keep in mind that if you are a seller, you still must price your home at market.  Very few appraisers are willing to stretch values and buyers are more market savy than ever before.

NEW LISTING SELLS ON FIRST SHOWING!!!

IS IT REALLY THE CHRISTMAS SEASON WHEN REAL ESTATE SALES ARE SUPPOSED TO HAVE SLOWED DOWN?

Well it appears that somebody forgot to tell all those buyers out there looking for a new home!  This fantastic home was barely listed when it was snatched up by a waiting buyer.  The home had 4 bedrooms, 2 baths, an island kitchen with granite counter tops, wood cabinetry,  wood burning fireplace and covered patio.  So obviously it was a home that these buyers were looking for.

Which of the three might surprise you.    They are in no particular order, Condition, Clutter and Staging.  There are specific steps that I am willing to share with you, that when followed will almost guarantee a solid sale.   Most agents will tell you that a listing did not sell due to the price.  They believe that the seller set a price that the market just wasn't willing to pay.  Although that's true to a degree, it's not the seller or the agent that sets the correct price.   It's the market!   In a great market such as we have now, a great home must still be priced at what the current market reflects.  But you would be amazed at what the market will pay when the 3 items that you control are maximized to the fullest.

INVENTORIES OF AVAILABLE HOMES REACH HISTORIC LOWS AS DEMAND SOARS

As the clock struck mid-night this past new years eve the "Month's of Inventory of Homes for Sale" reached a historic low.  Buyers began searching the web sites and driving their neighborhoods of choice looking for their next home.   With interest rates still low but threatening to rise in 2014, most buyers want to take advantage of the existing rates and are ready to buy.  While working with a current customer of mine this week,  we found that in placing an offer on the home of their choice, we were competing with 5 other buyers.  In February of 2012 we started seeing many multiple offer situations when writing contracts.  This trend continued throughout 2013 with the only exception being the seasonal months of November and December.   Now that it is January the buyers have increased but not the Inventories.  Homes are being placed on the market for sale at a rapid pace now that it is January, but many of those homes are sold within days and sometimes hours.   Shortly this will result in a more normal market as home sellers begin entering the market hoping to capitalize on the shortage and maximize the return on their investment. 
Now not all homes fly off the market at the very best price and in record time.  Homes that need work and TLC will still stay on the market for longer periods of time and traditionally will bring less money.  So it's a great idea and strategy to plan for the sale of your home by consulting a professional realtor prior to placing your home on the market.  And the time for that is Now.  A well trained experienced agent is by far the most important decision you will make throughout the process.  Choose wisely, ask for references, and check those references.
